How to Control Humidity in a Florida Garage
Florida garages deal with a difficult combination of heat, moisture-heavy outdoor air, frequent door openings and surfaces that can develop condensation. The goal is not necessarily to make an unconditioned garage feel like the inside of your house. It is to identify water problems, measure what is actually happening and keep moisture from remaining high enough to damage what you store there.
Start with a hygrometer
Before buying a dehumidifier, put a digital hygrometer in the garage and watch relative humidity over several days. Check the readings at different times of day and after rain. A single spike matters less than a pattern of prolonged high humidity.
The U.S. Environmental Protection Agency recommends keeping indoor relative humidity below 60% and ideally between 30% and 50% when possible. The EPA also notes that condensation on windows, walls or pipes can be a sign of excessive humidity.
1. Fix liquid water before treating humid air
A dehumidifier should not be used to mask a leak. Inspect the garage-door perimeter, roof and wall penetrations, plumbing and water-heater area, exterior drainage and any spot that becomes damp after a storm. EPA guidance recommends drying wet or damp materials within 24–48 hours and correcting the source of the moisture.
2. Pay attention to condensation
Warm humid air can condense when it contacts a cooler surface. Check metal tools, ductwork, pipes, windows and other cool surfaces. If you are seeing water form on those surfaces, you have more than a theoretical humidity problem.
3. Reduce unnecessary humid-air exchange
You obviously have to open a garage door to use the garage. But leaving it open for long periods during humid weather continually replaces drier air with moisture-heavy outdoor air. Check the bottom seal and perimeter weatherstripping too; failed seals can admit humid air and wind-driven rain.
4. Decide whether you actually need a dehumidifier
If leaks and obvious water sources are handled but humidity still stays high, a portable dehumidifier is the most direct way to remove moisture from the air. For a garage, I would prioritize a built-in humidistat, an automatic restart feature if power is interrupted, and a continuous-drain option when you have a safe place to route the condensate. Those features reduce the amount of attention the unit requires.
How large should the dehumidifier be?
Do not choose capacity from garage square footage alone. ENERGY STAR says dehumidifier capacity is measured in pints of water removed per 24 hours and that the required capacity depends on both the size of the space and how damp it is.
For spaces under 2,000 square feet, ENERGY STAR's current buying guidance lists roughly 20–30 pints per day for a slightly to moderately damp space (about 50–75% RH), 25–40 pints for a very damp space (about 75–90% RH), and 30–50 pints for wet conditions approaching 90–100% RH. It also advises that oversizing is generally preferable to undersizing.
5. Plan for the water the unit removes
Portable units commonly collect condensate in a bucket and shut off when the bucket is full. That works, but it also means someone has to empty it. ENERGY STAR notes that many units support drainage. If the garage layout allows a manufacturer-approved continuous drain to a suitable location, that can make the system substantially more hands-off.
6. Do not assume a fan solves humidity
A fan can improve air movement and comfort, but it does not remove water from the air. Likewise, ventilation only helps moisture control when the incoming air is actually drier. On a humid Florida day, continuously pulling outdoor air into the garage can add moisture rather than remove it.
7. Protect what is stored in the garage
Keep cardboard, fabrics and other moisture-sensitive belongings off the concrete slab and away from walls that become damp. Closed plastic storage is often more appropriate for items that would be damaged by moisture. Watch tools and other metal objects for early corrosion; they can provide a useful warning that the environment is staying too damp.
A low-maintenance Florida garage plan
- Install an inexpensive digital hygrometer and establish your normal RH range.
- Inspect for leaks, wet materials and condensation.
- Correct water intrusion instead of trying to dehumidify around it.
- Repair damaged garage-door seals and weatherstripping.
- If RH remains persistently high, select dehumidifier capacity based on both square footage and dampness.
- Use a safe continuous-drain arrangement when practical.
- Keep the hygrometer in place so you can verify that the solution is working.
What I would look for when buying
For a typical homeowner trying to keep this simple, my research checklist would be: ENERGY STAR certification where available, enough pint-per-day capacity for the measured conditions, an adjustable humidistat, continuous drainage, automatic restart, a washable filter and reasonable access for cleaning.
